I Am Buying A House and Don’t Know A Home Inspector! Help!

As an agent, I always recommend completing a home inspection before buying a home.  This is my fiduciary duty to my clients.  Also, by the Code of Ethics I am bound to, I am required to recommend more than one inspector to my clients.   If you want some referrals let me know and I can forward them to you. 

When considering hiring an inspector make sure they are qulaified to practice by visiting the Ontario Association of Home Inspectors website. They have a great search on this site for finding an inspector in your area.

If a pre-listing home inspection has been done by the seller, then the contract for service is between the seller and the home inspector. This is important to note in our market where often there are multiple offers.  I recommend that the buyer ask for a walk-through inspection with the inspector who completed the inspection.  This ensures you understand the findings made by the home inspector and will create a transfer of the home inspection contract to you.
