Multiple Offers

If you are thinking of selling your home and you are in one of those high demand areas there are a few things you can do to market your home effectively to attain multiple offers:

  • Property Inspection Report
  • Floor Plans
  • Virtual tours and photo gallery
  • Staging
  • Price Properly!
  • Delay offer presentations

Insist on live offer presentation so you can meet with each possible party’s representative.  Also, then everyone is present if you need their agent to go back and modify the price.  How much conviction and commitment does it show when the buyer and their representative only fax the offer?  Make sure you layout the details of all the terms of each offer side by side so you can decide which is the best offer.  If they are all very similar send the agents back to their clients and have them see how much they may come up.

From the buyers side, you should honestly discuss with your agent the highest price you are willing to go to.  And keep in mind how disappointed you might be if you don’t get the home and you are really in love with it.  You can always insert a clause saying you will pay a certain dollar amount more than the offers on the table and this may win you the home of your dreams.
